Austin goes from darling of the US to latest city to bash as overpriced in ''Best Of' lists but there's still phenomenally positive things to look forward to and be proud of.
Austin can still be the 'Next Austin' & LinkedGlenn is scouring the interwebs weekly to show most exciting projects submitted for site permit approval. Obviously getting full city approval will delay these projects ground breaking till 2023 but huge things are still ahead for Austin!
The Warehouse at SoCo - 4302 South Congress
Austin based developer American Ventures has submitted their site permit application on a previously reported 160 unit condo project South of Ben White Blvd on South Congress next to Salvation Army. This 5 story development on the 1.66-acre site will add additional housing units to what is quickly becoming a dense urban housing district near St. Elmo.
Fingers still crossed the St. Elmo Market will be delivered soon and provide that Pikes Place Market type development Austin has been missing but what type of fish will be slung? Carp? Bass? Zebra Muscles?
East Saint Elmo Restaurant - 207 E St Elmo Rd.
It is not every day a new ground-up, stand-alone restaurant has a site permit submitted but with all the housing under development surrounding St Elmo/S Congress area this could be a great new South Austin culinary delight.... fingers crossed!
Chick-Fil-A #1805 Southpark Meadows - 205 W Slaughter Ln.
Sure, this is just a drive thru remodel but will be curious to see what the experts in chicken slinging come up with to improve an existing standard drive thru set up. It is well reported how much more Chick-fil-A does in 6 days than anyone else does in 7 but with a new drivethru configuration look for even more cars speeding thru!

Met Center II Building 3, 4, & 10 - 6800 Metropolis Dr.
Zydeco Develpment Met Center's industrial creative office development near Austin's airport is continuing its expansion with 3 additional buildings applying for site permit. Look for the new phases to step up the height and quality to draw in new tenants looking for quality office space at a slightly more affordable price point in South Austin.
Waterford III - 9100 Waterford Centre Blvd.
Apparently City of Austin not the only one looking to convert hotel/motels into long term housing options.... or is this 2 story hotel planned for demolition and the 3.05-acre site will get a new ground up multifamily development across from Presidium's Presidium Waterford large housing project. Unfortunately demo isn't noted on site plan but both scenarios would add additional housing units Austin is in desperate need of.
Domain Block C Office - 11711 Domain Blvd.
Site permit submitted for a proposed land use of office & retail on Domain Blvd next to Restoration Hardware. Looks like this single story retail might be redeveloped to include office use mixed in with Domain's retail section. Will be interesting to see what height any new development might reach at this location.
Broadstone North Lamar - 6709 N Lamar Blvd.
Alliance Residential moving forward with a 5 story apartment development on 2.53-acres near CapMetro's Crestview Redline Station at N Lamar and Airport and on the proposed Project Connect Orange Line light rail line. This long reported 298 units along 2 rail lines is certainly what they are looking for down at City Hall, well done Alliance!
