New Austin Developments in for Approval (8/29 - 9/2)

Austin goes from darling of the US to latest city to bash as overpriced in ''Best Of' lists but there's still phenomenally positive things to look forward to and be proud of.

Austin can still be the 'Next Austin' & LinkedGlenn is scouring the interwebs weekly to show most exciting projects submitted for site permit approval. Obviously getting full city approval will delay these projects ground breaking till 2023 but huge things are still ahead for Austin!

Guadalupe & MLK - 1900 Guadalupe St.

The Domino's Pizza located inside a converted gas station at Guadalupe & MLK on The University of Texas campus has had a demo permit submitted for the .41-acre site at the high profile corner. No details yet on what type of new development will be replacing the pizza joint but with recent hi-rises such as the 191 room Otis Hotel next door look for something substantial coming soon. Fingers crossed no Domino's fans on the Historical Commission and demo permit is easily approved.

2072 S Lamar Blvd.

Automotive related businesses on S Lamar's days are numbered, starting with the out-of-place REMCO Auto Insurance business at Oltorf & S Lamar. Remodel permit recently submitted to convert the existing structure to a new restaurant and with Atomosphere TV setting up their HQ in nearby Bouldin Creek new office building more and more great new restaurants are needed. While more density and housing would be preferred let's start the guessing game on what type of restaurant might be coming to this S Austin spot.

Journey Plaza - 10308 Menchaca Rd.

One of the most bizarre abandoned properties in East Austin is finally going to be redeveloped! Site permit has been submitted by CLD Realty to demolish the impromptu graffiti park and create a new 'commercial' development on the 4.74-acre site with multiple pad sites available.

Northtown Multifamily - 14850 Harris Ridge Blvd

With the affordability crisis in full swing in Central Texas it is always great to report yet another massive multifamily site is in for permit. AvalonBay Communities' 43.4-acre site in Pflugerville is sure to develop hundreds of much needed garden style apartments just East of I35.

TESLA ¿North Inbound Logistics - 12601 Tesla Rd.

Tesla is once again looking to add even more significant development at GigaTexas, this time in for permitting for a 166-acre parcel to house a 'warehouse' with Manufactuing land use type. With the same generic address listed for all recent GigaPermits, no word yet on where exactly on the 3,000 acre site the current warehouse might be located. We also don't know what function it might serve but with GigaTexas factory, the world's 2nd largest building by volume permitted on a 268-acre section we can expect this new structure to be significant. As Elon says, 'To the Moon!'

Mueller Tower Plaza - 3952 Berman Dr.

City of Austin is moving forward with permitting of one of the most exciting public park areas of Catellus' entire Mueller development. The Fehr & Granger-designed 94' high Mueller Airport control tower is one of three original airport structures that have been targeted for historic preservation. Studio Balcones structure restoration and 1.08-acre parkland design is to be surrounded by hundreds of apartments being developed by Ryan Companies.

1110 W. 6th - Z-Tejas

Riverside Resources is continuing to move forward with the large mixed-use development on their assemblage of land on 6th St. just west of Lamar. Site permit recently submitted for the 1.9-acre Z'Tejas property noted as a mixed-use development. Previous reports of international Architect superstars Herzog & de Meuron on booard make this large Clarksville area development one the most anticipated designs since the Architect's last Austin design commissions for the Blanton Art Museum at The University of Texas campus. Hopefully the City of Austin doesn't give the same push back on what is expected to be a game changing design, just like their last design looked to be.
