New Austin Developments in for Approval

With incredible rising home prices over the pandemic, Austin went from the darling of the country to the latest city to bash as overpriced in a lot of recent ''Best Of' lists. Even with higher housing prices there is still a lot of phenomenally positive things to look forward to and be proud of.

To help show Austin can still be the 'Next Austin', LinkedGlenn will scour the interwebs for you and provide a weekly update of the most exciting projects submitting to the city for site permit approval. Obviously with the well known challenges in getting full city approval these project likely won't break ground till late 2023 but exciting things ahead for Austin!

The initial site permit applications are light on details but show future development site sizes and locations as well as can provide trends and patterns of future construction projects.

Link Logistics FM 969 Industrial - 11902 FM 969

Site permit submitted for 127-acre industrial development to 'help companies serve the rising e-commerce demand in the local consumer population or strengthen business-to-business partnerships' per Link Logistics website.

Million Air Austin Phase II - 4801 EMMA BROWNING AVE

Million Air, a FBO (fixed base operator) is a private company providing high end terminals for private jet commuters at 30 public airports across North America . The Austin ABIA airport development includes a two-story main terminal building, a drive-up porte cochere, free-standing aircraft canopy and seven hangar buildings encompassing more than 124,000-sf of lease space.

Million Air Austin Phase II permit application notes an expansion of almost 34-acres which is good news for all of Austin's new millionaires.

10711 Burnet Residencies

Site permit has been submitted to replace a current 48K SF office building to be demolished and replaced by a high-rise multifamily development at the 2.11-acre site across from The Domain and just down from Burnet from the Austin FC stadium. Look for many other sites along Burnet near by to be replaced with mixed-use and residential developments as the North Burnet/Gateway District expands its role as Austin's 2nd Downtown.

James Casey Medical Office - 4007 James Casey St

Site permit submitted for demolition of existing medical office building at 4007 Casey James St across from St. David South Austin Hospital to be replaced with a new medical office building on the 6.6-acre site. With the current office building being a commercial office condominium building will be interesting to see if current tenants will be owners and occupants of new building.

Kellam Multi Family Phase 1 - 4650 E SH 71

Kellam Land Investments LP looks to have acquired this 44-acre site adjacent to planned location for large US HQ for ZOHO, a cloud based software company founded in India that looks to have been shelved over the pandemic.

This SE Travis County multifamily site in the Del Valle ISD area is located at corner of Kellam Rd and SH 71, is a short autonomous Tesla ride to the new Giga Factory, just past the airport and is essentially the main non-130 access points to Circuit of the Americas located just to the south. If infrastructure can be accessed this will be a homerun housing project for an area that is in desperate need for more.

Stay tuned next week for an update on the best project site permits submitted this week!
